With prices continuing to rise in Southwest Florida, we found a unique sweet spot that continues to climb in price and are limited (location location location) - Cape Coral waterfront homes. There is a solid supply of inventory today, but we don't see this lasting. As waterfront lots are scarce, we saw only 72 permits pulled on direct access water lots in 2017. Even with a great supply of inventory, currently at 5.7 months, we do see prices continue to rise. In 2017, we broke $ 200 per square foot, the first time for Cape Coral waterfront homes since 2005.
